Understanding Roles & Responsibilities Know Your Board

Most co-op and condo residents understand that there is a board protecting the interests of their building community and individual owners—they’ve probably taken part in numerous board elections, or even served on committees, or volunteered on behalf of the building in some capacity. But many residents who’ve never held elected office still don’t truly understand what the board members do.

Co-op and condo board members are volunteers who live in their building and want to help make sure their investment is protected. They have responsibilities within the board, at board meetings, within shareholder and unit owner meetings and in dealing with professionals and building documentation. The board is also obliged to respond to changes in the economic environment, the membership base, and the physical and financial status of the building.

Acting dispassionately on behalf of one’s own home isn’t easy. “It’s important when you are a board member not to get stuck on trivial matters and stick to the big issues,” said Tim Gildner, a member of his co-op board on Manhattan’s Upper West Side. “You also need to think beyond your personal opinion and ask yourself if this is good for the building, not just you as an individual. You are there representing everyone.”

The Roles

Boards are made up of an odd number of directors and usually contain four officers—the president, vice president, secretary and treasurer.

The president is the chief executive officer and has many responsibilities. Typically, they call the meetings of the membership and of the board, prepare the agendas and lead deliberations.

  • Very good article! Finnally I can say somebody understands the time and effort that the Board of given Coop must put to protect the interest of the Coop. I do not want to "police" the building, I would like to trust the Manager hired to do the job, but it looks that you still have to follow their steps all the time

    Your reporter should have added that "co-op board members have a legal responsibility to maintain ALL SERVICES RENTERS LEGALLY HAD PRIOR TO THE CONVERSION OF THE PREMISES TO A CO-OP". The grandiose board members in my bldg have taken to verbally and physically harassing renters unable to comply with unfair new "rules" the co-op invented, illegally...and causing DIMINUTION OF REQUIRED AND LEGALLY-REGULATED SERVICES. Remember, R.E. reporters, when you talk of rich people in formerly rental premises (who take on the airs of Nazis against decades-long renters) you need to inform them of their duties to us and to conform with municipal and other laws and regulations...IF THEY DON'T WISH TO BE SUED...AS A BOARD, AND INDIVIDUALLY FOR LOSS OF RENTERS' RIGHTS AND FOR ONGOING HARASSMENT.
  • I was V. President of our condo assn. I am still on the Board but no longer an officer. Can I still keep my name on the condo checking account and still sign checks.

  • We have just moved into a condo where we signed a lease for a year and it states we paid a 1000.00 deposit for our dog and the owner is good with the dog but the condo board is saying no to the dog so we are being told to get rid of the dog even though we signed the lease and paid a refundable deposit but our neighbor has a dog bigger than ours. We have a husky that was the runt of the litter and only weighs 60pds at 4 yrs old................pls give me some advice here.
